Many mortgage lenders have recently changed their lending criteria in respect of ground rents payable on leasehold properties. Because of this, some lenders are demanding that landlords enter into specialist Deeds which revise the original terms of the registered lease, before they will agree to grant a new mortgage over the property.
We are experts in negotiating with landlords and their solicitors and advising in respect of this type of Deed of Variation.
In addition, if the original lease is now outdated or contains inaccuracies, a Deed of Variation may be required to correct these errors. We can offer a fixed fee service to draft such documentation and liaise with the landlord or their representative.
